Under Ijara’s triple net lease, also called an NNN lease, the tenant is responsible for property maintenance and repairs. This includes major repairs such as a roof, foundation, heating or cooling system, plumbing or electrical replacement.
The lease-to-own arrangement does not by itself move those maintenance costs to Ijara. Budget for the upkeep of the property and review the relevant clauses in your own lease.
To understand the documents before committing, visit the document review page and follow the access steps for the sample Lease and Promise to Purchase. For an existing arrangement, ask the team to identify the clauses in your signed documents that apply to the repair in question.
A repair responsibility and an insurance claim are separate questions; damage involving insurance also needs a review of the applicable policy.
