Applies to: United States.
Yes. DSCR and Investor Cash Flow programs can assess the rental property's cash flow instead of using your personal debt-to-income calculation. Credit requirements still apply to the program selected for your application.
For the standard US investor path described here, a personal credit check is required. Qualifying through rent does not by itself remove that requirement.
What if I do not have a US credit history?
Tell the team whether you live outside the US and what credit history is available. Foreign-national financing has a separate review; do not assume the standard domestic checklist or down-payment requirement applies.
Which qualification route should I discuss?
Explain whether you are purchasing or refinancing, the property's rental use, whether you plan to use an LLC, and the income records you can provide. Alongside rental-cash-flow programs, available routes may include bank statements, stated income, no-ratio or other alternative documentation.
The team will identify the applicable investor and confirm the credit review, rental evidence, down payment and funds required. See the US program overview for the program types.
